Are You Emotionally Ready to Sell Your House?

You can read hundreds of articles about how to prepare your house or property for listing, marketing, and sale but that can be completely different from preparing yourself for the sale of your home.

We can talk ad nauseam about how to create the best curb appeal, do little tips and tricks to attract the right buyers, clean, and stage the property, but how do you prepare yourself to sell your home?

Selling your home, regardless of how long you've been in it, can be an emotional process. Usually, the longer you live in a home, the more emotionally attached you become. You've probably already discussed selling the home but when the time comes to list, put that home actively on the market, and get people calling to look at the home, it can evoke a completely different set of emotions.

People can sell their house or property for a variety of different reasons. Some sell for job change, familial status, or need either a bigger or smaller place. The reason can be cut and dry but your emotional attachment to the process and idea can be completely different. You might be looking at homes thinking, this is a great place for me to raise my family, settle down, or enter a season of life, but when the reality hits that you are leaving the home you currently know and understand, it can be an emotional detachment for you.

First things first, understand that this can be a chaotic or stressful time in your life. Simply knowing this and expecting it can put you at ease a little bit easier. It can also be physically and emotionally draining at times. You don't know how long the home is going to be on the market, you don't know what type of offers you're going to get or the process of negotiations.

If you have a good agent, you should get quite a few buyers interested in your property. They will be viewing your home several times a day online perhaps several times a week in person. Cleaning up the house, getting kids and/or pets out of the house quickly for a showing can be stressful but the quicker you accommodate potential buyers, the faster you might get a sale.

[Should you sell your home yourself?]

But then, that offer that comes in can be stressful too. Here's a real, bona fide offer to buy your house. This means that if you accept this offer, the home could potentially not be yours in 4 to 5 weeks.

This could be the home you brought your first child home from the hospital to, this could be where your kids have grown up, this could be where many personal memories have been made and now someone else is going to move in creating their own memories.

And then comes the emotional roller coaster if the deal doesn't go through, if closing dates are extended or there's issues on your side buying a different house. These emotions can range anywhere from complete excitement to total discuss and frustration.

Discuss with your real estate agent a plan B. Make sure there is something in place in the worst-case scenario. Try to play out all the different situations and have an answer for each. Your real estate agent can help with that and simply having the knowledge and understanding of the process can make you feel much more secure emotionally.

And like any stressful situation in our lives, it's important to breathe, focus on the result and the goal that we want, and try to have patience, understanding, and reason throughout the entire transaction. Communication can be one of the biggest stress relievers. Simply knowing what's going on, keeping a strong line of communication between your lender, the other buyer's agent and your listing agent and trying to find reasonable solutions for all parties involved, will help make the process much less stressful and emotional.
